The Association of Residential Letting Agents (ARLA) said that doing this can be a wise option, as the average weighted rental returns for houses and flats are about five per cent, more than the savings returns on cash Isas and savings.

Ian Potter, ARLA operations manager, said: "Buy-to-let properties can prove to be a sensible, long-term investment, but consumers must do their research first in order to achieve success. Becoming a buy-to-let landlord is a decision which must not be taken lightly."
In addition, ARLA recently welcomed the inclusion of alterations to the Stamp Duty in this year's Budget, which it said would help the private rental sector.
