Tenants 'must know consumer rights surrounding gas checks'

An expert has highlighted the importance of tenants being aware of their consumer rights when it comes to gas safety.
Jeff Learman, director of communications at Gas Safety Register, has highlighted the importance of tenants knowing their rights.
He said that landlords are obliged to conduct an annual gas safety check of the premises that is carried out by someone who is Gas Safety registered for the type of work that is being performed.
The resident is also entitled to know how to turn off the gas supply and it is essential that landlords inform them of this detail.
Mr Learman added: "[Many landlords] won't be consciously avoiding paying for annual gas checks – they simply don't always realise that they are a legal requirement. There is some level of ignorance, but awareness is increasing."
Ian Potter, operations manager at the Association of Residential Letting Agents, recently emphasised the importance of those looking to lease obtaining
legal advice before entering the contract.
